I live in Seattle and the cost of living is to rich for me. I'm looking within the state but I guess I'm really looking to maximize my first purchase. I'd eventually like multiple properties.

I've looked all over Ohio :) Columbus is on the list!

I refinanced my house and pulled out 30k in cash to invest. Originally I thought I'd be able to get two houses in a few areas I'm looking. But now I'm not so sure. I still have about 200k in equity in my house and could do a HELOC if I wanted to go higher and buy something with cash. I'm looking in a few areas in Ohio, Alabama, Aberdeen, WA, and Spokane WA. as well as Indiana.

I guess I just want to be smart about this and maximize my current 30k. Is it actually feasible to get two properties with this? I upgraded strictly so I could use the exclusive PRO area for advice as well as use the tools :) 

Any advice for my first property would be awesome. I really love the idea of a duplex / Triplex as well. Thats mostly what I've been looking along with a few 3/1 and 3/2 SFH.

Hey everyone! I'm Super exited to finally be apart of this community. I'm looking into getting my first investment property here in the next 3 months, working on finding a lender right now. I'm excited to make some passive income and hopefully continue the trend with multiple properites. I've looked in many areas Spokane WA, pretty much all of Ohio and Illinois and Florida. I've been reading forums, listening to podcasts and googling the best places to rent. If anyone has any advice or maybe links they'd like to share I'd be all for it! I love to learn as much as I can.


I was lucky enough to buy my place in Seattle in 2011 for 232k. 8 years later my house now can go for 580k. I like to live below my means so I'm going to sale next summer and hopefully move to the Spokane area spending no more than 280k on my next house and being mortgage free. The rest of the money I'd like to invest in rental properties. My idea is 20% down on as many properties and I can afford, looking at deals under 100k. I like what I'm reading about the Ohio area and would love some feedback if anyone has any. My biggest fear I suppose is just not knowing the area well enough but I plan on reaching out to some real estate agents to get a vibe on where is a good place to purchase.
