Thanks Trevor, I took 4 years of computer programming, so I have an understanding of how it could work, google voice could do it, but they are blocking that feature, a lot of people reference that Zdnet article but it no longer works.

Does anyone have any experience with using RTA kitchen cabinets? Do you have a good supplier, that makes quality cabinets with quality material?

Does anyone use an sms autoresponder? I would like potential tenants to see a sign in front of my properties and text a code to a number and get a certain response, and different codes would trigger different responses. I set up gmail and I can get it to send email like that, but apparently they are blocking the sms function. Any help is appreciated.

In my area Ocala, my biggest concern is sinkholes, they are very common here.

Me and my fiancé own 3 houses, I rent both of mine out, we currently live in hers, February we will be moving into one of mine and renting hers out, she wants to buy a rental and use the equity in her house as the down payment by getting a heloc, she has about $70k equity, we will only be drawing the minimum out to secure a 30 year fixed mortgage.

My question is about deal flow, does she apply for the heloc first? Or the mortgage first? Won't the heloc count against her dti? Last time I applied for a mortgage they ore approved me on the condition I would have the funds for a down payment 

Is there an app or website, that allows me to enter an address it will show me the neighborhood name HOA fees and basic information?

I'm just having thoughts about buying rental properties, me and my gf each own a house, mine is rented out and we live in hers.

I have a family member who owns a house (no mortgage) I want to approach them about buying the house and renting it out, but them do seller financing, how would insurance and taxes work? Would I carry insurance? They carry insurance and pass the cost to me?
