 Welcome Jacob! if you decide to do wholesaling make sure you have a targeted list. the first list i sent to was a list of 550 absentee owners and received 0 calls. I found out through bp that I was probably not the only one sending to this list. So i'm changing up my list to make it more targeted and also a little more personal mailing piece. BP will provide you with a lot of great knowledge on how to get started. Also, I suggest listening to all the podcast. I usually listen to them while I'm driving or doing work. Happy Investing!

The information for tax liens & code violations are available on milwaukee's CCAP. That's the courthouse records. They have tax lien along with code violations info all on their website.

would i be able to get a list from that website or would i have to look up each individual address in my city?

I visited city hall because it is right up the street from me and I like to talk in person. Once I get the list I'll start writing all the letters and get them in the mail asap. You have been a big help thank you!

The other items that could be affecting your response rate (or lack there of) is your mail piece.  I've hear that postcards do work in some areas, but I've never received a good response in my area (high competition).  I've used most of the options on the market but what I've found is that my highest response rate has come from mailers that are creative and different from what others are using.  This allows you to stand out from your competition.

 This is great advice! I live in Milwaukee county so its pretty competitive. I'm focussing all my attention on wholesaling. Would you suggest that I scratch the list i have right now of absentee owners and focus on a more targeted list? Also, how could I go about getting a list of tax lien leads? That seems the most interesting to me and most motivated. I am also going to start driving for dollars more. Would you be able to give an example of a creative mail piece? and is the piece a letter or postcard? I appreciate all your help Thank You!
