How many owner finance transactions are done in a city like Austin,TX annually? How about nationally annually?

I would get a HELOC because you have so much equity and rates have obviously gone up in two years. Now there are good opportunities to buy.

I would argue your manager is your proxy.

I'm somewhat of a pushover as well, but that's why I hire property management. In my book, three strikes and you are out...in others, one and done.

@Yoon Chong I do not think you will be sued, but it is worthwhile to have some type of coverage over the maximum deductible allowed. I have been involved in some minor legal issues and my attorneys advised it isn't worth it to sue unless you have a good case and the damages are over $25,000. Thankfully, I won all of them. I think users of your Airbnb would be hard press to prove damages of  $25,000. So get the max deductible.

Michael Blank, Jake & Gino seem to be pretty good. I would get Michael Blank's book and read it.

Another good alternative is Scott Meyers self storage bootcamp

HOWEVER, the main thing is just to do something...period. Most people don't.

Yeah, I wouldn't invest long distance. My friend lost a bit of money and time doing that. However, if you are interested in a duplex in Eddy, TX, let me know.

@Timothy Burns be firm, follow a checklist and stick to it. I kicked out a drunk tenant because it needed to be done. Smoking isn't that bad since it's not in the lease but be firm and see if you can amend it or amend it when it comes for renewal. 

FYI, I have a property management company that does things for my rental and soon to be built duplexes.
