I'm looking at a couple properties and one of them happens to be a short sale. The numbers look good and the house is beautiful. Just curious if there are any pitfalls to be aware of before pulling the trigger on this particular property?

I'd do both. The interest savings from paying off early are reason enough for me to keep contributing to my retirement fund and tighten my belt to pay down on principle of the mortgage. IMHO

I'm curious if it has anything to do with investing in gold and silver. I've seen a couple of long winded videos and articles that end up pushing gold and silver.

So, I received my pre-approval for an FHA loan this morning. It isn't much, but it's a start. Now my real estate agent and I are on the hunt for properties. I know i still have a long way to go. This is my first big step and I want to express my gratitude to the Bigger Pockets community for helping me and being my guidance to this point. I will post more details as I delve further into this exciting experience.

Just pondering if I should get a pre-approved mortgage first or hunt for potential deals. It'd be a lot easier hunting down a property if I know what my capital situation is before hand, but I'm not sure if that's the norm in real estate?

@Jose Enage I really want to get into commercial. i'd love to start with an apartment building, but getting financing seems like a daunting task. I'm not sure where to begin?

Hello all! I've been a member for a couple months now. Ive just been listening to podcasts and reading articles and posts. Information makes me tick. I love absorbing as much knowledge as I can on subjects that I am interested in. Hence why I am here. I've felt drawn to real estate for quite some time. I don't own any properties, but I will soon. I still live with my parents. I could move out if I needed to, but my main goal right now is to not get tied up in a mortgage of my own until I have two rental properties to provide passive income to help cover it. My long term goal is to build enough passive income to cover my monthly expenses and allow me to leave my job and start investing full time. Working for my parents has blessed me in that I have experienced right and wrong decisions. In a sense, learning from mistakes my parents have made. They have helped me grow more than any book or educational class I have been involved with and I am forever grateful for the experience they've given me. I no longer work with them. I pursued a career in the nuclear power industry. I was lucky to be awarded a full scholarship out of high school and was able to graduate with an associates degree an no debt. I actually work for an oil and gas exploration company now in Houston. So that's my story! Can't wait to delve deep into the bigger pockets resources and absorb everything I can.
