Thanks for your response. After all of the reading I've done here, we're working on written renter criteria, application and lease. I'm afraid I'm making it so tight that no one will rent even if we set the rent at $0. One of my favorite quotes is from Will Rogers, who said, "I'm more concerned with the return OF my money, than the return ON my money."

Hello. I've been reading the forums for quite some time, but thought it time to sign up and get involved. My wife and I are in the process of getting our first (and perhaps only) rental property. A close friend of our family moved out of state and has not been able to sell their home here. We have agreed to buy it to use as a rental. We're not "spring chickens" anymore, so I don't know if we'll add any properties, or just rent this one until the time looks right to sell it. Anyway, we have appreciated all of the good information here, and plan to keep reading.
