Ultimately, the expected returns are why I'm considering MHPs.  At the same time it seems that the risk can also be much higher in MHPs so I'm proceeding with caution - trying to learn from as many people who have done it successfully before diving in.

I'm currently a SFH investor in the Houston area but am now ready to move into MHPs. Over the next 5 years I want to purchase and maintain 4-8 Mobile Home Parks (all in the 30-70 space range). My thought would be that I could manage those parks remotely (with on-site managers) in about 20-30 hrs a week plus 2-4 site visits per year. Can someone with experience in MHP investing experience check my thinking on that? I'm trying to gauge if I can purchase/manage that number of parks while still working my 50 hr/ wk job.

I have a couple of rental properties in the Houston area that have done well over the past 2 years. Trouble is I can't seem to get my tenants to stay more than 1 year. That's a problem because I have been renting my properties out by listing them on MLS through my agent and in Houston each agent takes 1/2 month rent to lease a property out. Bottom line = I'm out a full months rent (out of my profit!) each year on each property.

Has anyone out there had success getting properties rented out by some other less expensive means?  Any success stories would be appreciated.

I work for a Fortune 100 company with a good 401(k) plan. Unfortunately, their "Self-Directed" IRA program is nothing more than the ability to pick your own stocks/bonds. Real estate and other hard asset acquisition is not permitted. My question is can I roll my vested IRA balance over to another brokerage firm that has a true SDIRA or would I have to wait until I leave my current company to do that?

Is there a limit to the number of non-recourse loans one can obtain when financing properties in Self-Directed IRA? Also, do LTV ratio's tend to get worse as the investor takes out more loans? (i.e 30% down on first property, 40% down on 3rd...etc)

I'm new to the Houston area and have purchased 2 properties this past year so I'm also interested to see where rents go from here. Seems to me that across-the-board tax increases as we've seen this year should keep everyone on a level playing field and raise rents accordingly. But interested to hear what some of the other Houston landlords have experienced over the years as property taxes have increased.
