When giving an offer to a homeowner to buy for cash.  What have you found to be the best way.  Give them an offer in writing, over the phone or in person ect...?  Do you always give a lower offer in anticipation of some negotiating?

I am a currently inactive agent looking to hang my license. Does anyone know of an investor friendly brokerage in the Williamsburg/ Hampton Roads, VA area? I am looking for low fees/ splits and no restrictions on personal transactions.

Hi All,

I am a new investor like the other few thousand on here. I have read to get some good deals off market to flip/ wholesale would be to advertise "we buy houses for cash".  My concern is, if I decide to purchase the property for myself instead of assign it and I use hard money instead.  The buyer may think that I lied to them about paying cash just to get a good deal.  I want to be as straight forward as possible and never be looked at as being dishonest.  Any suggestions?
