@Nathan Gesner, @Ben Halabi - Thanks for the info guys, much appreciated!

Can anyone recommend a property manager in the Racine/Kenosha area? 2 single family homes and a duplex, with more to follow. Any help appreciated. Thanks

* I should add, I required a co-signer to qualify for the loan and would not be able to pursue this without a co-signer, which the lender said was a key distinction when it comes to FHA non-occupant co-borrower rules.

Long story short: I was pre-approved by my lender for an FHA two-flat in Wisconsin. My father agreed to co-sign on the loan. He lives in Illinois and will not be occupying the unit. I had a follow-up call with my lender today and he said that after reviewing the situation, having a non-occupant co-borrower requires a 25% down payment, which is obviously a significant increase from the 3.5% I had expected for the FHA loan. The two-fat is just under $80,000 and I have about $800 in inspections etc already tied into it. Is there any way to salvage the 3.5% down payment, or am I sunk? Any help greatly appreciated.

Two-flat inspected yesterday, nothing major but neither furnace fired up, both are 15-20 years old. Preparing contingency request(s) today. What is the likelihood that the seller will replace the furnaces?

@Ryan Ventura Just spoke with Jeff, he came through for me. Thanks Ryan! Much appreciated!

@Rebecca Knox I've used Jim for my last two inspections, he does a great job. Unfortunately he's not available until Wednesday. I'm still hopeful I can find someone but with 24 hours left it's unlikely.

Thanks Mitch. I quit Facebook several years ago but I'll see if I can get back on to make this happen.

I need a property inspector in Racine / Kenosha who can do a walk through / inspection on a two-flat. My deadline is this Friday 7/19. I've tried all the local guys but the earliest I can book is Monday. If you or anyone you know can help me out I would really appreciate it. Any help greatly appreciated. Thanks!
