Post: Single Unit Assessed Value

Hi - I am filling out a Substantial Rehabilitation application for a couple of units in a rent-controlled building.  I need to provide the assessed value of one unit.  Does anyone know the best way to determine that?  Do we take the assessed value of the building, divide that by the total square footage, and then multiply by the square footage of one unit?

Thanks Drew - I'm going to try that. I spoke to some others earlier today who said something similar.  I'm going to start with selecting an architect and take it from there.

Dear BP - 

I am looking for guidance on redeveloping a property in Linden, NJ. I want to raze the existing structure, subdivide the property into 2, and build a new duplex, which has been done to numerous properties in the neighborhood. However, I do not know how to make this happen. Can I hire someone to take care of everything? What is that type of person called?  A general contractor?  Owners Representative? I know it will be cheaper to do it myself, but I don't have the confidence that I can pull this off efficiently and I need to make as few mistakes as possible.  Also, would be nice to do it within a year. 

Most of my experience is in owning rentals and property management, and I feel clueless regarding building a new structure. Does anyone have any advice for me?

I just bought a place in AC and my agent has been great.  I did not get a fixer upper but I know she has experience with that stuff, so I will PM u.  I met her by going to one if her open houses, I did that bc I did not know any agents in the area

I would have gone to this if i saw it sooner.  Will there be another meetup soon?  I'm interested in retiring in AC in 20 years or so and looking to start setting up some properties up now.  I love AC, and have high expectations for its future.

Greetings -

I am searching for a company to manage a property Oakland Park, FL, which is adjacent to Ft Lauderdale.  On the property there is a main house with 2/1 and there is a cottage in the back which is 1/1. 

The cottage is currently rented and the main house will be vacant soon.  Looking for a recommendations for property management to take over.

We are in north central NJ near NYC, is that one of your markets?  We have someone from Miracle coming next weekend, so it would be good for me to know the price of a full rehab to compare to what they quote me.

$2500 sound pretty reasonable in this area.

 Robert - we are in different markets, but if it helps we are doing full replacements at this cost around 2500.00 for full rehabs including sheetrock replacement and tile to the ceiling.   High end below is about 4500.00 (owners are from Italy and wanted went did a lot more).   We did around 85 so far of both combinations, definitely helps rent units!
