How did you figure that the walls were non load bearing? Did you hire out an engineer?

 Lewisville. And no I didn't have to hire an engineer. I'm an engineer (electrical with mechanical background). But if you know how the roof is held up and the direction of the joists, it's pretty easy to figure out.

 10 on a scale 1 to 10. They are very responsive, update online info quickly and work with you throughout the whole process. And if you're novice about contracts and details on closing a sale, they charge an extra $800 for a personal real estate broker to do all the paperwork. I didn't need that on this flip because I have a Title Company Lawyer who works with me to close deals and do all the paperwork.

John Burtle we used laminate with padding mounted to the back side so it was easy to install. Bought from www.floorstoyourhome.com. I normally do engineered hard wood but for the market and size laminate was the right choice. Just make sure it is water resistant (not water proof) if using in the kitchen.

@Mercedes Masrua Always get a permit for any new addition or any added space. Think of it like this... I purchased a home 4/2/2 with 2 large living areas and a dining room that was never used because the kitchen nook was so large. We converted a laundry room and hall closet to a 3rd bathroom (handicap accessible) and converted one living area into a large bedroom. So we went from 4/2/2 to 5/3/2. We got them permitted so when we sell (it's rented now) we can officially list it as a 5/3/2 property.

If you're not selling (lease), then you're ok for now. But if you're selling, you'll have to disclose the change in number of rooms. So you'll have to go back and get it permitted to sell. Shouldn't be too big of a budget hit depending on what all the additions that were done. If only electrical outlets and you took pictures before drywall install, then an inspector likely will approve if done right and by an electrical company with a Master Electrician who is approved by the city (i.e. has permit to work in your city). Also, egress is very important in a room addition whether French doors to outside or a window to egress code. Also, pictures of insulation installed in the walls helps too. Otherwise, you'll have to cut out drywall and patch back after inspection. Hope this helps.

@Chris Sullens The paint we used was Sherwin Williams.

Inside Walls - Zircon SW-7667

Accent Walls - Web Grey SW-7075

Outside - Summit Gray SW-7669

Inside Trim - Bright White

We bought a ton of sample to finally get to these colors and so glad we did. Zircon looks great in any light and doesn't change much with outside vs. inside lighting like most grays do.

@Marc James The only thing I would have preferred to contract out in labor would have been the outside soffit repair including the 3 front corbels I ended up repairing, flooring installation, and tile work. Everything else I like to do (i.e. demo, wall reconstruction, trim work, cabinet installs. I also repaired two ceiling fans that were broken and cleaned them up (painting one of them). Was easy to do. I even painted some ceiling light fixtures that were gold color to match the house (silver). I love building barn doors and installing them too.

I ended up doing the other work mostly because my trades couldn't work with my time schedule (just too busy). So I opted to do the tile work myself (11 days but saved over $2,000). Laminate was easy since I've done that before in a retail business I owned for 8 years in the past.

@Scott W. I put in 8 hours a day, 6 days a week over 69 day period. That's approximately 473 hours.

@Andrew Herrig @Paul KothariI found it on a software property analyzer I have a membership with. Rehab Valuator. Timing is what got me this deal and the ability to pay cash and close in 7 days.

@Samantha Lee In Texas you don't have to be licensed to be a contractor. I've just got 10+ years experience doing construction in my spare time. Also, I was an Electrical Engineer for Alcatel for 18 years and a Web Developer so I have experience in design and electrical codes and even plumbing codes. I use master electricians and plumbers for all of that work per city code requirements.
