I have 1cash buyer in mind however I don't have the experience to use other people money do you have a deal in mind ?

While at the mentioned price it would be a "thin deal" for a flip the numbers may look better as a rental. If you get both sides of the deal, that doubles the commission plus you would probably get the rental listing if they want to advertise in the MLS.

I'm learning as we speak thank you for this feedback so it's not as cut and dry as I would like it to be I was more on the line interior paint and carpet open house and move it in the same month Buf that's becoming just wishful thinking

the seller is asking less then the house is worth he also is paying closing cost id like to pay $82,000 put $5,000 in paint and carpet and sell for $102,000 I paid $105,000 for mine in the same neighborhood ten years ago and it's the same house

This certainly isn't a flip, so what do you plan to do with it IF you're able to get it under contract?

Mr.Tyler if I could purchase for $82,000 and seller pays closing cost I put another 3,000 in new carpets and the ARV is $102,000 is this not good ?

Rick you as a realtor can put it under contract just like your clients would,  just write up an offer.   If the house is $20k under comps then I would keep moving and look for another deal if you are looking to flip this house.

that shows how green I am Ned I would think that if I could go in replace carpet and sell it for $10,000 Over purchase price would make a profit what am I doing wrong HELP
