Thanks @Chris Levarek.  I think it will be interesting moving from a world where I'm dealing with tenants on a daily basis to working with investors.  Before I got into buying apartment buildings I was in tech for 30 years.  Hopefully some of those skills are transferrable to this new level of the business!

Hi there,

We are transitioning from being a mom n pop operation by ourselves to investing with a group. We currently have 31 apartments that we've purchased and managed ourselves, but want to grow and use syndication to purchase larger properties.

Has anyone else made this transition and what were your greatest learnings/surprises?  I'd love to hear any advice you may have!

I just made an offer on a SFR in Daytona Beach and I need to find an inspector. The agreement has a 10-day inspection period so I need to find somebody asap. Thanks so much!

Hi there,

I am getting ready to move a tenant in an apartment and for her to move in she would need first, last, and deposit.  She told me that collecting last month's rent is illegal in CT.  

Is she correct?  I've never heard of that before?  I've always thought it was standard practice.

Any help you could lend would be much appreciated!

Post: Tenant won't give up unit but she's no longer living there

Hi there,

I have a tenant who stopped paying rent two months ago. She's been evicted but the sheriff won't serve the final writ of possession due to covid.

The tenant has mostly moved out, except for an unauthorized BBQ and a couple of miscellaneous things. She is no longer staying at the property.

Now she's dragging her feet getting the final items out of her unit and won't give me possession.

Is there anything I can do? I have a lovely couple ready to move in, but obviously that can't happen until this current tenant is out.

Hi there,

I have a property that has some outdated information in CoStar and I'm trying to figure out how to change it.

The building name is listed as Tavadora Motel and Apartments, but this building hasn't been a motel since the 70's.  It's now just Tavadora Apartments.  This is causing a problem for me because I'm trying to refi, and all the banks keep asking if it's a motel.

Does anybody know how I would change the listing to reflect the accurate name of the building in CoStar?
