Right now, we only focus on smaller investment deals for more "boutique" investors. However, our investment arm (Urban Public Companies) purchases multifamily in that range so I'd be happy to introduce you to a few key people in town that might be able to help you.

Hello everyone,

Looking to connect with all things Kansas City including brokers, lenders, investors, wholesalers, property managers, bankers, etc. I head a very active investment group out of Denver that is looking to aggressively expand into the KC-metro market and in search of mid-to-large multifamily assets (20+ units). hey guys quick update...

HOA fees are only actually $143/month = 1716/yr
Property taxes are $163/yr

Wants to walk away breaking even so he is firm on $35,500.

asking price: $35,000
Currently rented at $670/month
HOA fees: $170/m
tenant pays all utilities
prop tax = $200/yr (yes i'm serious)
insurance = estimated conservatively for $300/yr.

will manage myself.

Have commitment of $28,000 (80% LTV) private loan for 10 yrs. at 5% which = $297/m or $3,564/yr

new furnace, just totally rehabbed, a [i]suspected[i] turn-key acquisition.

Seller lives out of state, wants out. I'm going to offer $30k. What do you guys think?
