Columbus has the perfect mix of talented individuals, groundwork, and infrastructure that has been attracting big corporations from the west coast. Intel has just announced a 20+ Billion dollar investment being the largest private sector investment in Ohio's history creating roughly 10,000 jobs. It has cashflow as well as great appreciation. Best of both worlds.

@Shannon Park It is great that you are well on your way to being a good investor and you have the right mindset! My advice is not to focus not so much on which state is better over another. That is definitely wise to look at big picture but set up your specific buying criteria and go from there. All real estate is local and all markets have their advantages and disadvantages. Your "best" market will fit your investing goals perfectly and one that sparks your interests or passions. Find the market that you can build the best team in. Being out of state, your team will make or break your investment goals. Surrounding yourself with the real estate leaders in an area will make your far more successful in your particular market of choice then min-maxing some numbers on a spreadsheet. Reaching out to the local investor friendly agents is certainly a good start. I personally like KY but I am pretty biased lol.

Hi Gina- I just have a quick second to reply, but in terms of competitiveness of the three markets: Grand Rapids is certainly the hottest, most competitive, and finding deals is difficult if you're only using the MLS. Kalamazoo is somewhat easier and the cash flow can be decent. From what I can tell Fort Wayne (though I don't invest there) is not nearly as competitive/hot as GR or Kzoo.

Hi Kyle. I invest in the Grand Rapids market. Happy to answer questions. Also, I have a 3 bed, 2 bath rental property in selling in GR. 113K, rents for 1250.
