I did what Greg said but gave him until tomorrow.  No response yet.  Lease says 24 hr notice to enter

I gave 24 hr notice for inside inspection yesterday and the tenant didn't object. Today he sent me text saying he is out of town working and won't be able to back until Monday. It's in the lease that we can enter with 24 hr notice.  I want to drive by there because my hunch is someone is home and he just giving me the run around.  My question is if someone is home (not the tenant) should I try entry? I don't mean using my key and entering unannounced, but trying to convince who ever is home that I have a right to enter. I would like to see if the inside looks as bad as outside and try and determine if he subletting.

Yes 30 day notice is in the lease. We talked about going that route, my only reservation is if they don't move out we will be starting the eviction process 30 days later. We are mad about the subletting and the sorry state of our property and want them out ASAP.

Ok thanks guys for keeping me from making a mistake. We have enough lease violations that we don't have to prove subletting. I just thought it would make our case a lot stronger.

They gave us permission to pull their credit when they applied for the lease, is that only a one time deal?

We have a renter in Houston that choose not to renew his lease in September because he was looking to buy a house in December. We have been going month to month with with rent increase since then and just figured he was having hard time buying. Well the past three months he has been late. He always pays the late fees but it is out of character for him to be late. We had someone drive buy the house and it looks terrible. Cars parked in the grass, needs mowing and trash in the yard. My wife drove to take pictures and the renter was not home but there were multiple cars in the driveway and at the curb. We suspect he bought a house and is subletting our property. My wife plans on pulling his credit to see if he has a mortgage. We plan on giving 24 hr notice Friday for inspection on Saturday and after the inspection serving them notice to vacate. 

My question is most discussions I see are evictions for non-payment. Is eviction for reasons other than non payment more challenging?

Wife and I want to partner with her sister to buy a property as co borrowers. If the sister is the occupying borrows will she be able to take the homestead exemption for property taxes (Texas)? Our mortgage lender said FHA was the best route as it would use all our incomes when considering the loan but would require us to pay PMI for the life of the loan. I’ve read that is not the case with Freddie Mac. We plan on using a HELOC from our investment property to put 20% down. Other than partnering with family is this a sound strategy for purchasing a property that neither of us could afford out right on our own? My wife and I want to land for long term appreciation and the sister wants to continue to live in the house she has been renting.

Being that I cannot move my Roth IRA into a solo 401k can use funds from the solo40k and Roth SDIRA together in the same deal?

Can anyone recommend a company that help set up both a solo 401k and SDIRA?
