Hi @Chadd Naugle thank you for the tip! Yes, makes sense. However, are no money down deals more complicated than a conventional loan? Is it something that more advanced investors should pursue rather than somebody who has yet to find a property to invest in?

Hi! 

I am in love with historic homes. Anything with quirky character, beautiful moldings, and a fireplace is ideal in my book. But do older homes make for poor investments? I feel like they can easily become a money pit.

Hi! 

I am researching for my first investment, and I am getting lured by the idea of no money down deals. However, is it better for me to get my feet wet in the industry with a conventional loan? I could provide the down payment for a property in my price range, but I don't know if that money is better spent elsewhere? Or are my eyes bigger than my stomach?

thank you @Tim Booz! Yea I'm going to try to check the neighborhood out the weekend after Labor Day. I'd like to invest in New York, but I feel like holding costs are too high.

hi @Jean Bolger thank you for the insight! Immensely helpful, especially with the specific examples. So you're still left with a mortgage and monthly payments, but the idea is that the lower interest rate will make up for the fact that the loan is for a larger amount than what was originally applied to the property?

Hi everyone! 

I am a New York based aspiring investor looking for his first buy and hold property. I would like a multi family property--nothing more than 3 units. Since New York real estate is beyond ridiculous, I have broadened my search all the way... across the Hudson. Has anyone had success in Jersey City? I am thinking of exploring that area as well as Union City. I figure it has easy access to New York, so keeping an eye on it won't be hard or too time consuming (commute wise).

I'm just going to come out with it: I see all of these investors talking about how they refinanced a property to essentially cash out and then get their money back to reinvest in another property. Can somebody explain how this works? I am completely ignorant to the whole refinancing process, and what it means. thanks!
