Does anyone have any experience and advice to share on this program? Was on the phone for 2 1/2 hours just to hear eight sessions will cost 4K. Their BBB rating is great but it seems like the typical guru talk that wants to get as much money as they can from a “newbie”.

Thank you all for the feedback! All great opinions.  Seems like as a rental it is ideal. As flip though, maybe not the best investment. This would be a flip(my first I might add) for me and my agent is concerned about getting stuck with it and not being able to sell it. 

Thank you @David Ounanian for the response. I like hearing numbers as it is easier to do comparables. I realize that most houses will sell when priced right so being able to put a number on it helps. Thanks again.

Thank you @Wren Martin. This being my first flip and fix I am a little hesitant.

I’m just starting as a investor in the Saint Louis market. The majority of the houses that I have encountered have a basement. Occasionally a house that has potential is sitting on a slab. My real estate agent tries to talk me out of the slab houses every time. Was wondering what the general consensus is about a slab vs a basement foundation.

Is it illegal for two friends to do private money loans thru a self directed IRA? For example I loan him 100k with 10% interest and he in turn does the same for me.
