I've decided to focus in the Ocala, Florida area to start my investing. To make my search for a power team easier, I would like to know if anyone on here has any recommendations and or experience for the following in this area;
Property Management Company
Real Estate Agent/Broker
Lawyer/Title Company
Handy Man company
CPA
ETC.

I understand it is up to me to do my homework in selcting any recommendations, but it will give me a starting point in my search.

Hello everyone.
Let us assume we have found a SFH or even a Multi-Family. Ran our numbers, did our due diligence, and made an offer that has been accepted;

1) I have an LLC, but when researching banks, they will not lend to my LLC because it has no credit established. I am being told I must apply for the loan myself. Is this correct or am I going to the wrong places?

2) If I purchase the property in my own name, how do I transfer it into my LLC?

3) Can anyone explain the process of purchasing the property using my Self directed IRA?

I will stop here. I find if I ask too many questions at once, I am unable to retain the copious amount of information that is supplied from the knowledgeable people here on BP. :)

So from your previous post, I gather the formula to figure out the interest earned would be
Dollars earned/Starting principle=Interest rate

Some one who is willing to loan me money has an annuity, but is unsure how much int they are earning. I obviously would be paying a higher interest then she is earning. Lets say she had $29484.00 at the start of the quarter. At the end of the quarter she had a balance of $30,750.00. Increase of $1266.00. The increase is Interest only. No deposits from her. So what is the Formula to figure this out?

If you only have one day to complete this project, assuming the room is empty and walls are prepped and Figuring 4 hours between 1st and second coat of paint, I would cut the ceiling and walls (as far as I can reach from my small rolling scaffolding) at the same time. Roll the ceiling. Finish cutting walls, windows and doors, roll walls. Then cut and paint woodwork around doors and windows and baseboard. Eat a lunch. Then Re-roll ceiling and walls. Cleanup and eat dinner. Then touch up walls. (I always use spot light when painting to avoid the problem of shadows. When you use 300 watt bulbs to light a room while painting, It is very hard to find mistakes under normal light when finished.) I estimate starting at 7 am and finish cleanup by 7 pm.
