Jarrod Weaver What are your thoughts about this opportunity: There's an opportunity (notice I didn't say deal ;)) to purchase a brand new house in a growing area outside of Austin. It's near a brand new elementary school. It's a 3 bedroom 2 bath. It will be built in April. Asking price is 210 but if you use their lender they will give 5k at closing. Realtor told me that rent is going for 1500 in the area. I know this does not meet the 1% rule but are there exceptions for new properties since there's nothing to repair, appliances have 2 year warranty, roof have ten year warranties, etc.

Hello. I'm looking to invest 100k into rental/rentals. This will be my first investment in real estate. I've read a few books so obviously I do not have a clue what I'm doing. Lol. Should I use a realtor to find my first rental property? I'm interested in the buy and hold strategy. Do you have any realtors you trust? If possible I would like to have someone "hold my hand" through the process of purchasing my first rental property

Ben W. Hello. You seem very knowledgeable in this area of real estate. I'm just starting out and I'm interested in pre foreclosures. So far I've read a few real estate books. Can you direct me to the next steps that I should take to fully understand this niche before I start knocking on doors.

I've lived in Austin for 4 years. I still haven't purchased my first home. My best friend has pursued real estate full time and has convinced me to learn more about the business. I've been reading books and articles to learn more. My goal is to find a mentor who focuses on pre foreclosures since that area interests me the most. I believe a mentor is critical to my success.
