I'm looking for property management software can help me track specific items in rent controlled buildings. I'm currently using spreadsheets, and want to move off of them. I've looked at many programs but cant find anything.
Specifically I'm looking for:
* The ability to show every rent increase from the day of occupancy.
* Track yearly allowable rent increases as dictated by the rent board.
* Automatically add allowable and banked rent increases, if any.
* Pass-through increases allowed by the rent board.
* Security Deposit interest (simple interest paid yearly on the occupancy date)
* Rent board fees deducted from the security deposit interest.
* Parking fees separate from rent.
Wish-list:
* Parking space assignments.
* Tenant key assignment tracking.
* Laundry machine coin and cycle meter tracking
* Telephone access system control information. (access codes)
Any help or guidance would be greatly appreciated.
