Every rental contract I've ever seen includes contingencies for installation of things like this that make it a requirement that the landlord approve and/or be present.  While the tenant is responsible (in my NON legal opinion), the company is also responsible as they should never modify a property in any way without the OWNERS approval in writing.

Just my 2 cents....

I do hope all involved in this marvelous thread have had great success since the original post.  I'm a native so the prices are... the prices but I too suffered sticker shock when moving from Millbury, MA (out near Worcester) to Newton, MA back in 2013. 

I'd love to hear the results you had since the original post!  The 'T' question became very interesting when it failed during the blizzards this year.

Also ask several real estate agents in your area.  (experienced & busy agents). I recall before becoming an agent, I put a home under contract and hired an inspector recommended by a friend.  When I told the real estate agent the name of my inspector she absolutely flipped out.  "....that guys nothing but a deal breaker.." she went on and on about how much time he would take ripping the house apart etc... 

My reply was "good" I want to know absolutely everything about this house before I buy it.  She was actually so put out by it she wondered out loud if I was simply trying to find a way to back out of the deal or knock them down on price.  By this point warning bells were going off in my head and I let her know that the inspection wouldn't be necessary as I was no longer interested in purchasing the house.

Even with referrals, you may find that some inspectors are easier to work with and or more thorough than others.

Way to go Rhonda! Stick with it, read up on the various topics of concern to investors here and make notes on how they like to work.  Consider widening your scope and becoming a 'virtual' assistant as well.  Personally, I prefer face to face work but virtual work expands your opportunities.

Demonstrate participation and knowledge in forums and you will get noticed & perhaps hired as a result.  

That's my 2 cents at least.  Perhaps some active investors will also chime in to help you understand their needs, qualifications for an assistant and how you might help in a virtual world.

 Actually, I am frequently surprised when buyers I'm working with have difficulty seeing past the paint color.  Having said that, solid kitchen and bath and stunning first impression (front door) always help.

 Good point, especially in a multi-unit situation.  I've been in flea infestations and have a very bad reaction now when fleas show up. Fortunately, that means I know immediately if they show up!  Fleas are a fact of life AND do NOT have to become a part of the home as long as correct precautions are taken.  I wonder if it's possible to have a clause requiring the tenant to be responsible for any infestations brought about by the presence of a pet.

I admit it. I've had a complete breakdown in my plan to read this book.  Today I'm sitting down to schedule time to read, otherwise it just doesn't happen. The question is, will it happen if I schedule it?  YES

so I'll get back to ya'll after I've made more progress.
