I do them also for the experience. I like finding them, I like staging them, I like theming them, I like prepping them, I like automating them, optimizing them, running them, interacting with guests at times, providing an amazing experience. 

It is part of the reason I am concerned what we say that draws the inexperienced in. The focus on Arbitrage, scaling rapidly, easy riches, remote, PMS, "works for me" is tiring. 

It is not about profit. It is about risk adjusted profit. There are no guarantees in STR, especially for newbs.

Every building is one meth lab, one disaster, one delisting, one dishonest/disastrous PM, insurers who will no longer cover old wiring, one sudden change in regulations, one set of neighbors upset by several parties at your place,  slammed by a series of bad reviews, a surge of rentals driving rents way down, etc away from severe trouble. As in Gatlinburg fires or CA earthquake or a FL SINKHOLE or some idiot installs hidden cams in your place, etc.

I also recently closed on a 2 family in Jersey City (house hacking on FHA) and will post out how I got there. All because I found bigger pockets and listening to inspiring podcast of various investors and specially from the inspiring talks from @Joshua Dorkin and @Brandon Turner. A big thanks to both of you and to your families for all the support. That's what is called "REAL HELP", teaching how to fish.

Hi,

I am under contract for a 2 family house and in process of getting FHA loan from via broker lender. They just completed underwriting process have issued a commitment letter @4.65%. In the meantime I found another lender (a credit union) who is willing to finance this for 4.0% which certainly makes difference in monthly payments of about $200. Since this is FHA loan, I learned that FHA loan number assigned for this property need to be moved to new lender and unlike conventional loan application, I cannot have 2 lenders working on same property at a time? . I would like to get an idea if its worth moving at this point.I have about 6 weeks to close, so time should not be a factor as I see of now. Also can the FHA appraisal carried over to new lender? I would like to stick to current lender since they have already worked on the loan but I highly doubt they can match what credit union is offering.

Hi,

As prices in The Heights aread for new construction multifamily is reaching 750K plus. What do you think of West Bergen area as there are some new 2 family construction for 650K. Is it worth getting into West Bergen for new construction to keep as house hack +renting 1-2 units. 

Also what is the rents in areas near to west side light rail.

Listing agent is suggesting 250k.

I just spoke to listing agent and she mentioned there are offers of way above listing pric like 450k and 550k. Listing is 372k by Fannie Mae. Crazy offers.😐
