Post: Exterior work during winter months

I was wondering how others handled exterior finish remodeling during the winter months. Just picked up a house that is a 6 week rehab, problem is the outside needs to the painted, and here in Wisconsin it’s unlikely that we will see a good 36 hour stretch above freezing to accomplish that. Any suggestions

I am working with a motivated seller who is nearly 18 months behind on his mortgage. We submitted a short sale package to his lender and they approved him for a FHA Waterfall modification with a 3 month trial period. What are my options at this point to move this back into a short sale process?

Post: Is inspection contingency a turnoff for sellers

Has anyone ever run into an issue where the inspection contingency has caused their cash offer not to be accepted. Is this a very big turn off for sellers to pick a different offer. Recently came across a situation where my higher cash offer was turned down for a lower financing offer because the lower offer didn’t have an inspection contingency in it. Upon waking the house there were no major issues apparent, but is this a sign of the seller hiding something or taking the path or least resistance

Post: Buying condo at courthouse auction

I have never bought a property at a courthouse auction but see a condo coming up for auction shortly. The condo is being foreclosed by the condo association. What are the pitfalls of me getting into this transaction? What due diligence should I do? Could there be bank liens still in the property that is being auctioned and how can I check those? Thanks for any tips.
