Hi everybody, I am seeing quadplexes for sale that are asking more than what I think they are worth. My trouble comes when I try to find out what the current value of the property is considering the current rents and vacancies it may have. I also take into consideration the current condition of the property. My question to all is how do you calculate the current value of the property to help you make an offer you can defend and stand by?

Hi everyone. We are looking to tap into this great resource to see if I can get any recommendations for a PM that services the Paris, Tn area. We are looking at duplexes in the area and can really use their advice and service. Any advice on the area is always appreciated.

My husband and I would love to join.  We have 6 single families and are looking to purchase a multifamily. We are in Atlanta but willing to invest anywhere if the numbers work.

@Joseph M'Mwirichia Yes, I agree. I recently spoke to a PM in the area and the problem was as I expected, too many turnovers due to the farming industries migrate workers.

I would like to connect with anyone that knows anything about the market in South Ga. Specifically Montezuma, Ga. There’s a 20 unit multi family that I might be interested in and I am about to make the trip down there to check it out. Just thought I would ask around before I go. My short research has shown me there isn’t enough population in the area. Mostly migrate workers. Rents are cheap ( $300-450). I honestly am not seeing it working out. Trying see to see if someone local could shed some light.

I understand what you are trying to do but like everyone here says. It’s illegal as hell to do. My suggestion is to rehab it while you live there then when done Airbnb it by the room or rent out the extra rooms to help pay the mortgage until you have lived there enough to legally move out then have your room rented. Sometimes you can collect more by the room than renting it out to one person.

We are trying to structure some deals with a family member who is out of town. He wants to purchase in our hometown and will eventually move here. How would you structure a deal to be fair where we would manage, do rehab if necessary and he would provide funds. We can provide some funds for deals and wanted ideas on how to make it fair for all. Thanks in advance for your feedback. BTW yes I know going into business with family can be risky.

I totally agree with everyone here. I also have entered many properties to get pictures and an estimate on the rehab needed. If you can, have someone with you. I have walked in on some squatters before in Atlanta and fortunately it was always just awkward and short conversation. Connect with me and if time allows I'll go with you.
