Thanks @John Leavelle, your response was extremely helpful. This is a 4 unit property so will not fall under commercial so I was told that 20% down should be fine. I agree with the COC number you mention, the 2.53% really got me thinking. The seller has recently completed some major CapEx like the roof, windows, parking lot, water heater and furnace, hence I kept it low. However, I've decided to pass on this deal and not move forward.

Hi there, 

I'm a new member and have started using the calculators to analyze a multi-unit deal that I'm interested in.  I'm seeking advice on this investment I'm planning.  Overall, to me, the numbers don't look too good and I'm not impressed. But since this is my first time, I'm seeking help from pro's in this community.  Your inputs will give me a good perspective.
