How would you envision this working out?  How much repair work is needed?  How is your friend's credit score?  I'm concerned they can only afford $500 per month. Do they want to rent to own?  How big is the house? BR BA sq ft?

Because the Chinese government is becoming stricter, I think the all cash offers from the Chinese is going to disappear.  There was an article in the LA Times about this a few weeks ago. Hopefully that will help you.
