Well that was very well put, thank you for making me look at it at a different perspective. As of right now from slowly learning our market area we are looking for 3bd/2ba Single family with an ARV of about $450k-$600k needing moderate repairs. We will perform any repairs based on our own experience and have a contractor on had for areas we do not feel comfortable doing. We would like to have it up and on the market in 5 months with a target ROI of 10-12%. The areas we would be looking at is LA/Orange county from cities between Whittier and Santa Ana.

HI @Marc W. what exactly do you mean by our target? Do you mean when are we looking to start? I understand that 30k in Cali isn't much but this is what we have to work with at the moment. I am still trying to gain knowledge about the different loans out there and what would work for us, We would hope to network enough and find an investor to partner with that can help us on the financial side. Me and my husband would pretty much do all the dirty work and hustling. We have been doing lots of homework already. We analyze at least 2 homes a day using the flip calculate on here and we discuss if it's a good or bad deal. We drive around our neighborhood and actually look for good deals if there is open houses we walk in to almost all of them. We are focusing more on older distressed homes. My husband is a handy man he is more than willing to do as much work as he can besides things that a professional should do. I am great at managing people I work in HR I feel I have great communication and organizational skills to bring to the table.

Hi BP!!! So me and my husband are committed and ready to start our journey in real estate investing! We are currently paying off the last bit of debt (not including a auto loan, which if that will hurt us please let me know) we have which should be done by November and then we want to go straight into our first investment. We have about 30k ( from 401K) we would be willing to use , I have been reading and watching the BP webinars so I know there are options on how to finance our first one however I would love some insight on your opinions what way we should go about financing our first investment. We are looking to do a flip somewhere close to home (Orange county/LA) and we have great credit. I appreciate the feedback!!
