Price: $60,000 Estimated ARV: 100k

Rent Estimate: $875/mo Taxes: $977/yr

Repair estimate: $15-20k(rental) ...

Repairs/updates needed: Paint(Int+Ext), Carpet, New Roof(at least 8yrd old and has had leaks patched before), New siding, Replace HVAC(existing works, but has been repaired multiple times and is old), 2 small decks need to be either rebuilt replaced with stairs. Possible kitchen updating required.

Hi matt, I'm a wholesaler operating in Raleigh NC. I currently have a 4bd/2.5ba 1745sqft home built in 2008 under contract in SE Raleigh. I have it listed here in the marketplace "SE Raleigh rental SFR wholesale" it was posted about half an hour ago.

Do you have any specifics on what your looking for? I.e. minimum ROI, price range, etc? Prefered areas?

Hi Rashad, Welcome to BP.  I'm a wholesaler out of Garner NC. My target areas are  Garner and SE Raleigh. one thing I would recommend is that you check out a few of the local real estate groups. I'm a member of Treia(triangle real estate association), and there are a few others around, like Triangle Dealmaker Sessions hosted by @adam schneider(also a great resource for advise and referrals) and a monthly meetup hosted by @Micheal Jobe.  You can find all three, and many more, on meetup.com

  @Yung Hung I just locked up a contract on a 4br/2.5ba home in SE Raleigh  that I'm looking to wholesale. I'll PM you the details.

Welcome to bp. You'll find this to be one of the best sources of info and resources avaliable. For more local networking and other benefits, I'd reccodmmend checking out a few of the local real estate clubs. In a member of Treia( triangle Real Estate Association), which is a great resource for learning the business. Look up triangle dealmaker sessions for a group focused purely on puting deals together, and there are a few other clubs and meetups around, but I don't have personal experience with the others.

Hi all, I'm a new investor in the Raleigh NC area looking to wholesale and do cooperative assignment Lease option deals. I need a good, experienced RE lawyer to review my business structure and help me draft forms that will allow me to assign lease option contracts. I will be working through a licensed Real Estate Agent as well.

After reading Brandon Turner's blogpost reviewing RocketLawyer, I'm considering going that route, but I fear I may need a more involved consultation due to NC strict LO regulations. Thanks in advance.
