Do you need a C of O to rent out your property everywhere or does it vary city to city or state to state?

I'm trying to get a furnace to blow warm air, right now its only blowing cold air. I believe the problem is that the pilot light is not ignited. The instructions on the furnace say that it is an auto-ignite. Should this be a simple 'do it yourself' fix or is it best to get someone in to do it?

When you turn on the gas that has been off in a vacant property, are gas leaks a concern? How can you tell if there are any leaks?

How long does it take to get a DBA or LLC registered/filed...if you registered it today, would you be able to use that DBA or LLC name immediately on a real estate contract or is it a longer process?

Should a non US resident with US investment properties register an LLC in the US or should it be registered in your own country?
How about if you have properties in a couple different states but most are in one state, should you register an LLC in the state where most of the properties are?

Say your last name was 'Smith' and you were trying to decide what the name of your real estate company would be. You're a general real estate investor and do all different type of deals. What would you name your company?

I notice a lot of people use 'Properties'. I know the business name is not a huge deal, but what do you think would be the best name to describe a general real estate investment company?
