Good Day Bigger Pockets,

Hope all is well. I was recently contacted by the owner of two acres in Middlesex County with plans and an approval to build 56 condos. There are conditions and further information requires interested parties to sign an NDA. Act fast as this will move quickly. Seller asking for $6M but is negotiable and build costs are estimated at $10M.

I have a construction loan currently, as far as I can tell a heloc won’t work. I could be wrong.

 Couldn’t agree more, the consumption of fear and panic leads down the darkest of holes. People want to go back to work, human civilization is marked by innovation and persistence, it’s only a matter of time. We have to restrain ourselves from predictions and coming to unfounded conclusions.

It's crazy right? They had me get a second appraisal and then just disappeared.

I reached out to Guifre as he runs GMH Loans, hopefully he can help. Will update and/or please let me know if you have any resources as well.

Hello Biggerpockets,

Hope all is well and everyone is safe and healthy.

I was doing a cash out refi for a three family at a 75% LTV and overnight they dropped it. Sounds like due to liquidity issues. I am sure many of you are experiencing similar things. I already had the appraisal done and we were about to get to the closing. Any recommendations on lenders still doing these, especially ones with little docs required. I need to streamline this. Any info is greatly appreciated.

I have  a solid off market two family in Watertown, MA, great street on Belmont line, closer to Cambridge. Underneath garage newer heating systems, third floor walk up, two bed, office, and single bath each floor and newer roof. $900k.
