Hello to all!

I am beginning my real estate investment journey and I am trying to find the right people to get me started off the right foot.

I know there are experienced investors who would be happy to help out newbies reach there investment goals, but also I understand the value of time. As the saying goes, “time is money”. I notice from listening to podcasts and reading forums that the more seasoned investors seem to have a hard time allocating their time and find themselves becoming very busy. That’s why I’m offering my skills and time in exchange for your knowledge and resources.

I am a plumber by trade so I understand the cost of building and material, and I can do most handyman or construction work excluding electrical for the most part. I also have been researching properties in my surrounding areas for some time now and I can throw them into a spreadsheet to find out if they fit “investment criteria”, as well as understanding what undervalued properties look like and where to create forced appreciation. I am also willing to do any acquisition or negotiating needed. I am not trained in sales but I have read books and I know what questions to ask and what information to look for to get the upper hand in a negotiation. I am based out of the Toronto area and I work Monday- Thursday. I am looking for a home in  Ontario ranging from $400,000- $500,000 as a primary residence and rental (house hack) but I am also open to invest in the states. If there’s any way I can provide help to you in exchange for your expertise please reach out! I am always ears open for any advice as well. Thank you.

Quote from @Anita Ojukwu:

Hi Steve, happy to help you. I am a licensed realtor and operate in the GTA. There are still areas here where you can find cashflow positive investments with upsides - comparable properties that have recently sold for higher than the subject property). Some cities are also changing their zoning so this is a good time to buy properties that will increase in value simply because they are in the intensification corridors. I can provide you with a list of the areas that will be improved due to these changes. I also have an MBA with a Finance specialization, so I can help you by selecting and analyzing the right properties based on your investment criteria. Let me know if you want to chat some more.

Hello Anita 👋

I was wondering if I could get that list you were talking about to find out areas with new zoning laws and a promising economic outlook. Your help would be greatly appreciated.
