@Matt Greer @Andrew K. Thanks for sharing such great insights! My husband and I are relatively new long-distance buy-hold investors (based in CA), and we're looking for our third rental property. Fayetteville NC sounds like the kind of market we're looking for.

@Marco Santarelli Thanks for your response! We did give feedback about the communication issues to the local turnkey provider, and we were told that it’s a common complaint that they’ve received about this particular PM company. It sounds like they have been around for a long time, but have not really updated their systems and processes as they grew as a company, so their operations can be clunky and disjointed. That being said, their experience in the industry is invaluable of course. They seem to know what to do to keep our tenants happy and paying their rent. We have taken their advice about how to handle lease renewals and rent increases throughout this pandemic, and they have not steered us wrong so far. :) so at this point, we’re willing to let the communication issues slide, since they’ve been great with the other aspects of PM.

Thanks for the advice! And thanks for putting out a fantastic podcast, it has been a great part of my husband's and my REI education.

@Marco Santarelli @Peter Schuyler We are complete newbie investors who purchased two properties in OKC through Norada earlier this year. The process was smooth and pretty straightforward, and our investment counselor at Norada gave us all the hand-holding, advice and insights we needed to feel comfortable and confident about the whole process. The turnkey provider we did business with in OKC was top-notch as well. 
Our current property manager, however, is less than stellar (poor communication and transparency, which can be difficult if you’re an out of state investor), but they seem to do a decent job of responding to our tenants’ needs and keeping them happy. Both tenants are current on their rents and have renewed their leases even in the middle of the pandemic.
