@Don Spafford the seller has just now begun considering the idea of selling a duplex and a six-plex that he has. I will keep you in mind if it doesn’t work for us.

Hi Ashley, 
Nice work on this one!  I agree with your statement about wanting to avoid the C/D areas but I am interested in distressed properties in the right neighborhoods.  Are y'all looking in Rexburg and/or Pocatello?  I had a great meeting with a couple ladies in Pocatello last week.  They have a good pulse on the market down there and it seems promising.  Also, I also just started a conversation with a potential off-market multi-family deal in Rexburg.  Do you have any insight about either of those areas?  Please let me know if you ever have anything that you think I might find interesting.  Thanks!

What are people requiring as a minimum coverage for tenant's rental insurance.  The different line items seem to be; contents, loss of use, personal liability and medical payments to others.  I realize this likely varies based on property size/value and location.  But, and direction you can provide would be greatly appreciated.

I Idaho, am I required to go month to month at the end of a lease agreement?

What do your Move-in, Move-out checklists consist of?  Do you provide this to the tenant(s) in the lease agreement?

How are you wording annual rental increases in a new lease agreement and how much are you increasing?
