Hello all!

I’ve got a tenant in a rental that is not in the best part of town. She keeps having issues with the neighbor. They have a bunch of dogs that keep getting in her yard. There is suspected drug activity over there. There are bunch of people coming and going that relate to aforementioned potential drug activity. I’ve called the police on several occasions to increase patrol in the area. 

My question is what do I do from a landlord standpoint? When renting to her I did not sugar coat the neighborhood and I didn’t have any real issues with the previous tenants. The tenant has been good but she it at her wits end dealing with the neighbors. I just don’t know what I can or should do to attempt to remedy this situation. I’ve talked to the neighbor a few times but she denies any wrongdoing or any nefarious activity. Any suggestions would be appreciated.

Is there a place where I can look up affiliate brokers who are willing to do this?

Also, I definitely plan to get by brokers license! I believe in Texas you have to be a licensed agent for 3 years before becoming a broker.

Hello there. I am currently working for my boss who owns about 40+ doors and I do all of the management for these properties. I oversee rent collection, maintenance issues, and remodels. We are wanting to expand our property management business to include investors in our community. I know I need a real estate license to do so. I am actively studying for one right now. The question is, what do I do about needing a sponsoring broker? I know that based on my studies a real estate agent works under a real estate brokers license. I want to keep the company name the same and still market it with our company name. So are there brokers around that don’t care if so do this. I don’t want to find a broker but then have to be under the “re-max” name for example. I know the other management companies in my town all have their own broker as head of their office. So I’m curious how I should proceed on this. Any insight is greatly appreciated. And I am in Abilene, TX by the way but the closest city option was San Angelo. 

Thanks for all the responses. I spoke with my partner and my contractor about it and he agrees that with a little extra prep work we can make it work. So I’m going to work this into a positive and make it work for our situation. Again I appreciate all the responses. 

Hey all,

I’m a long time lurker, first time poster. My business partner owns 26 rental properties. I recently took over managing the properties about 3 months ago. We have had a storm of turnover lately with a lot of deferred maintenance being brought to our attention that previous management didn’t address or bring to our attention. 

So I thought I would be a smart guy and try to buy a lot of flooring in bulk since we have so much need right now. So I went online, found what I thought was click-lock LVP from FloorCity. Placed my $8000 order for 5000 square feet of flooring. Well it arrives and it’s Glue Down! Don’t get me wrong, I love glue down, but all of our properties are pier and beam and the floors are less than stellar for glue down. 

And I’m frustrated because I feel like I did my due diligence and confirm it was click lock but I had some back and forth with the product people and somewhere along the way I guess it got changed without me noticing. 

Anywho, I am looking for suggestions on how to find a buyer for this product as the floor place I ordered from wants to charge a 30% restocking fee which I can’t justify. 

I was thinking about calling new home builders and see if they were interested. Thoughts?
