Negotiation of commission in the sales contract in theory makes the agents/brokers a party to the transaction, rather than just paid facilitators. legal HEADACHE.

Realtor here who has worked with a few investors that sound like you.. only so many hours in a day, agents who succeed are the ones maximize their dollars per hour. 2 deals /year isn't someone who will get priority with a busy agent who is about their dollars.. and it sounds like the deals you want aren't MLS, or paying nearly as much as listings do as far as $/hr.. honestly go get your own license, piece of cake.
if it's a bad property and you shouldn't be in it, well then that says it all if you have no cash, maybe take on an equity partner on the property to give you cash to rehab and max the property out.. ie you give me 20k cash to fix this, I give you the extra rents for x time, include an option to buy out partner on your terms. if you can't evict as LLC and can take the loan, why not transfer title to you, evict, transfer back, smoke cigar. or maybe just get out pal.. you seem in over your head.. best of luck

plan your exit.. do you want to hold and flow? do you want to add-to? do you want to scrape, partner w a developer and redevelop in 5 yrs, maximizing usage (my fav) to contend w a steady supply of uni tenants. I'm trying to put together something like that here w multiple lots, uni rents hold in bad times fairly well.

Forget AA, take a drive out to Phoenix and see how well you a. flow and b. appreciate out here. Still opportunity to get in with equity and rents are through the roof, with more people moving here every day, especially East valley.
