I am considering going down the path of Section 8 here in Colorado.  I am looking for some advice or success/cautionary stories of others experience specific to Section 8 here in Colorado.  Also, anyway to educate myself or directions you can point me are greatly appreciated.

I had a tenant here in Colorado.  I knew he fell on hard times and filed bankrupcy but did not include rent in that filing.  He said he wanted to stay until lease was up (August) but I felt he was not being straight when rent was past due several days.  I went over to the rental and everything was gone.  No response from him either.  What are my legal obligations in terms of sending him notice on not getting his deposit back either as place was not cleaned, major carpet damage done, damage done to trim, trash left etc....?

We are considering a mountain condo in the Fraser Valley of CO and something that we would use part time - mostly in the off season (Summer months).  It will be very hard to cash flow from my estimates but curious what others have done in buying and managing such properties.  Insights at all you can share?
