Thank you for this, are you available tomorrow morning possibly to chat? I would be able to answer this better & possibly show you where I'm confused when it comes to title. Title was cleared, nothing was mentioned, title company, buyer, & me spoke the whole way through. I have the Deed & Title, I am not seeing on there where it is saying it is locked. I might not be an experienced builder, but I don't see how this BIG of a mistake was just figured out. I'm actually not sure who said it doesn't have access nor when this information was even obtained. She said the wholesalers they have worked with dealt with all of that & I lacked doing all of my diligence with the lot. They only deal with title & "paperwork"   which with my experience I deal with that, while the buyers make sure what they are trying to do is possible. I have never dealt with an investor who didn't physically go to the property & most look up zoning regulations before even giving me an offer!

I just did my first land deal, went to the builder for advice due to not understanding the process and how to price in that area. He helped me out, made an offer & we had it locked up in 2 days, closed in 3 weeks. He messaged me 3 days after close telling me the parcel is not what he thought, and the land is locked. His assistant called me today & at first, we had a decent conversation which switched quickly when I mentioned the negligence on their end. she asked if can & i also offered to then try to resell it for them then she got demanding on what I "WILL" do. I work with integrity and never would have this mistake when it comes to actual properties. I had/have no issue trying to resell the land just not sure how to promote land unbuildable especially with the expectations & price the buyer FIRMLY wants. 

Any advice would be very appreciated, thank you all in advance. 

How does this platform work? I've currently been using Deal machine basically doing as you're stating here for wholesale, so how would grumpy hare help? I was going through the platform last night with the 2 month free trial, whats the likelihood of generating a deal in that amount of time?
