Thanks Adrian!  Agreed we should meet sometime.  This house is in Pinellas County so we are definitely going to go ask the city on Monday.  I also read that the title company may help get expired permits terminated as part of their work.  Sounds like we need to have some discussions with the city quickly.

Thanks Wayne, one follow-on question.  The wholesaler I am purchasing from was doing some rehab before I stopped him.  He demoed the kitchen, bath and started to pull some electrical wire.  I try to stay on the up and up with the city, so i need to pull permits for electric obviously.  He also replaced the windows, again without permits.  Do you think this can cause a liability for me once I get the city engaged with my permitted work?

Question to those who may have dealt with this before.  Seeking advice.  I have found a house that has undergone demo and I wanted to finish the work myself.  Researching the city records I see the property owner in 2004 had some open permits to add AC to the house but the work was not to code so the permit inspection failed on parts of the uograde and never resolved.  Now the permits show as expired.  If I buy the house, do you think I would be held accountable for these permits.  I know I need to open new ones since the previous owner stole the AC before being foreclosed on.  

Should this be a warning to shy away from this deal or something we can work through with the city?

Welcome James to BP. I just joined last week and work in Tampa myself. I am seriously looking in the St Petersburg area for buy and hold opportunities. I have a few leads but both need some rehab to get them rental ready. There is a North Tampa REIA meeting Wednesday June 1 at 7pm. Maybe we could talk some at the meetup.
