I took over the lease for one tenant when I bought my duplex. It was month-to-month at that point, and if I was smarter back then, I would have made the tenant go through my current application process with background and credit checks and sign a new lease. But the building needed lots of rehab, and she always paid on time and put up with the work I was doing.

I used ATS PROPERTY INSPECTIONS, and he's known as the "deal-killer." Of course, if the sellers are reasonable, like mine were, every problem found led to a contractor quote and $$$$ off the sales price.  

Depends on your trash cans. Is this a large, plastic wheeled bin empty by a truck with the mechanical arm? There are straps you can use on those that can be found on Amazon. "Animal proof trash can."
