I want to rollover my IRA into a solo 401k (I'm self employed) and borrow against the 401k for real estate ventures. Currently I use Vanguard which has the lowest fees, but they don't allow 401k loans. Fidelty doesn't allow loans either. What other solo 401k custodians are there that allow loans and have the lowest fees (and preferably offer Vanguard funds)?

@Ryan Friend We own three single family houses in south part (more neighborhoody) of Allentown and those have been performing really well. We have decent tenants (we had tough screening process) and haven't had major issue in the last 4 years. however, that area has appreciated so much and we wouldn't be able to find deals that would cash flow now. 

Now we are looking at center city-- @Michael Cunningham What areas of center city Allentown did you buy? east of 10th street? we are currently looking at areas west of 10th street.

hello! it's an old post but I hope to get some responses. Does anyone know of a local (PA / Lehigh) lender who would finance a property bought in LLC, at reasonable rate and terms? We don't have any LLCs yet, and considering buying the next property in LLC for asset protection purposes. We could do quit-claim deed later, but want to see our options first.

Hello all,

Does anyone have recommendations for someone (exterior handyman?) who can repair leaking windows in Allentown, PA, or Lehigh Valley area?

We just purchased a single family house in south Allentown for buy-and-hold. We bought it from a flipper who renovated the entire house and put new windows in. Even though the windows are brand new, the installation is incorrect -- the weep holes are covered up by a trim board on the outside and does not let water out. We noticed water coming into the house during heavy rain last week.  This is for every window in the house.  Now we are trying to find handyman / window installer who can do this, but we haven't had luck... All the window companies in the area only install new windows and don't repair existing ones.  The person would need a tall ladder to reach upper floors.  

If anyone has any contacts I would really appreciate it!  It's crazy to have a problem like this 1 week after closing, when the place looks nicely renovated inside and out!

Hi All, 

Does anyone have recommendation for real estate agent in Lehigh Valley, Pennsylvania? We are looking to buy 2-4 unit multi family houses in Bethlehem, Allentown, or Easton.  It should be someone who understands investment (buy-and-hold), and be available / flexible with schedule.
