@Will Fraser it currently has a separate dwelling on the property being used as an office space but the zoning is multi use. It has power and gas to it already so the plan would be to see if I can make that into another unit. Without that unit my numbers have it cash flowing about $250

I'm looking at a deal in Utah that's 3 units for $390k but I'm fairly confident it can be turned into 4. Leases are already in places for the 3 units. In order to be shown the property I need to have a pre approval letter but none of the banks I've talked to have been able to help me get pre approved for that amount. I'm searching for a hard Money lender that could loan on the deal or suggestions on some other ways I could get pre approved? Consigner, partner, etc. This is my second deal so I'm still fairly new with this. Thanks.

Ive been considering the idea of investing out of my state and I've been looking at a particular area in Springfield Illinois. Is anyone familiar with this market? I know they are a state with one of the higher property tax rates but I've found a few deals the numbers make sense on. Just trying to get a better feel of the area. Thanks in advance.

Ive owned a duplex for about 2 years and for the past 6 months or so I have been searching for another deal. I live In Northern Utah which is getting to be a pretty expensive and competitive market. I house hack my current property and would mostly be looking to do that on the next one too. My problem is I cant seem to find any deals where the numbers make sense and anything that comes on the MLS (good deal or not) is under contracted the same day its listed. Has anyone ever had any luck with direct mail? Or have any other ideas as to finding good off-market deals? I'm not super knowledgeable in that area but would love to learn more. Thanks!

Hey everyone! Im from Utah and have been around bigger pockets for a few years and have always been into real estate but just recently bought my first deal a few months ago that I am currently house hacking. I recently became aware of another deal from someone I work with. Its a 3 bed 1 bath house. Definitely needs some fixing up. Im familiar with the house because I actually tried to buy it a few years ago but backed out because he upped the price. Me and the owner are on pretty good terms with each other and Ive mentioned buying the house off of him because he wants to get out of it. He doesn't want to list it, use an agent, or spend anytime at all selling it. He owes 123k on the house and he says he would like at least 160k out of it. The ARV on it 2 years was 155k. Does this seem like a good potential wholesale deal? I've never even considered wholesaling until I became aware he wasn't wanting to sell. I would buy to fix and flip but dont have the time or the capital to do so at the moment. Sorry for my ignorance but is there anyone that can point me in the right direction of what I can do with this house? How does someone judge the value of the house if you're not getting an appraisal? Can you get an appraisal without the landowners knowing what it is appraised at or is that shady? I really dont know much about this. Thanks again.
