thanks for the night mare story on Heat-Glo stuff. our business partner is leaning towards an install of an electric unit, which strikes me as a level up from putting a picture of a fireplace on the wall....

Thank you Matt.  We have a gas insert in our house and are happy, too:-)   Because of the cost for a gas insert and installation,  I'm leaning toward an electric fireplace for the up stair living room   I'm wondering if people like an electric one.   A good idea or bad idea for selling point?

howdy BP'ers

we have a house we are rehabbing (flipping) in Denver that has two fireplaces, the upstairs has a working gas log set up from the 50's, cute but probably not terribly efficient. the basement has a fireplace with a gas pipe stubbed to the fireplace that is currently a wood fireplace. we are thinking of keeping the downstairs FP as wood burning. the question is what to put in the upstairs fireplace. tell us your thoughts:

gas insert ?

electric insert ?

other thoughts ??

I am currently remodeling a flip in Denver which has a mother in law potential with a walkout basement.  I am wondering if having a mother in law addition is a good feature for sales or better to change to a big open house.  the price range of the house is 800K in Denver.

"The 10 loan limit is a non issue. Makes some calls and you will get an 11th and 12th loan no problem."  well, that changes everything. I have never heard that before !

Upen. i get that Chris and Glenn are talking about a commercial loan type of product, and the portfolio loan is more of a residential nature (four or under props). Could you clarify what you mean about refinancing every 5 to 7 years ?   Do you mean that blanket loans are not a 20 to 30 year mortgage type loan ?

wow. thanks so much for your responses. great advice and insight.

question: i'm sure it doesn't happen too often, but the idea of losing all your props should the lender foreclose is something I hadn't considered, i hadn't considered any of this stuff before today actually......

so, does it make sense to bundle props three or four at a time to different lenders, in case something happens and one of them defaults? I'm probably overthinking this but......
