Blake Edwards says it well!

Verify income and get ready to meet your new tenants with a smile! Sometimes, unavoidable circumstances can lead to damaged credit. Can't let a little bad credit years ago completely ruin someone's life for the foreseeable future right?

Any ideas on best ways to raise seed capital for a short term reno and flip?

Very well phrased response from Mitch Messer. The 1st is just some number people have decided would be the norm. It would only take one month for the tenants to get used to the new date. Just give your other tenants a month or two's notice so they can adjust their budgeting to cover the change in days.

Post: Wealth Creation and Preservation (WCAP), great abbreviation!

I can get behind the World Class Athlete's Programs in Finance, but then you would have to make it WCAPF. No, kidding! I agree with Dana's comment above, this should all stay REI related. REI is WCAP, the whole concept of REI is to get rich and stay rich. I personally believe the most wealth creation and preservation would come from high yield rental units.

I found the Epic Real Estate program to be overrated. Most, if not all, of these guru programs are charging you for knowledge you could get from here on biggerpockets for free. They're a crock.

WCAP is REI. The whole concept behind real estate investment is to make money and stay rich doing it. Bit of an unnecessary question. I suppose invest in passive income buildings like high return rental units.

@Eric M. Thank you Eric, I hadn't noticed the typo, now it's too late to edit. "Mental Fatigue" as you mentioned! All great answers guys, thank you!

what are some of the common pratfalls one can fall prey to when flipping their first home? I am looking to get more active in REI, and to move into rehabbing and renovations. What are some of the funding issues that you face? What are some of the problems that you wouldn't expect?
