We have a 2840 sq ft space in shopping strip that I would like to divide.  It got separate bathrooms and access but I'm not sure how to separate electric and water.

Didn't have very good experience with Commercial Broker last time.  He asked for 4% commission but charged us over 6% for no reason among other things.  Want to try ourselves this time.  I have tried loopnet/costar.  Want to see if there are other good ones.  How much is usual commercial broker commission?

Hello,  

We have been doing apartments for like 15 years and recently started venturing in shopping strips.  As someone moved out, trying to figure out how to try to find tenant for shopping strip.  What are the best places to advertise?

We are getting into more retail commercial locations.   Our current property management software that we want to keep does not have CAM reconciliation.

Does anyone know of any software that has can do just CAM reconciliations?  Since CAM reconciliation is all that we need, software that can do just CAM reconciliations for tenant statements would work.  Also, an Excel (or similar program) add-in that can generate statements would work.   A Quickbooks sync add-in would be ideal.

I would like to use all the cash,  I already closed on the replacement property.  I am still during the 180 days.  

May I pay down the replacement property further- just want to be sure that I follow the 1031 rules without a boot?

I'm in the middle of a 1031 Exchange.  I purchased one replacement property and have cash left over with the 1031 intermediary.   I paid for it with a new mortgage and cash.  

With remaining cash with my 1031 intermediary, may I pay down further the replacement property I purchased?

BTW, this 45 day identification rule is killing me as their is not much inventory for my target property type/area.

Any ideas to get around it...

Thanks for your reply.  You mentioned that, "unless handled at arms length for retail would probably result in a step transaction".

could you explain what you mean by this?  it is for a retail property that was handled at arms length.
