@Kristen Ray.   I would highly suggest creating something more customized than the standard templates so that you are addressing some of the peculiarities you mention. A few years back a few of us in North Central CT got together for a few meals to go over some lease templates and customized leases that we have acquired over the years, and basically took what we liked from each, made some slight modifications, then allowed for some space to modify for each lease. We had this vision of creating a "bullet-proof" lease (which, as we all know is impossible with all the laws and rules regarding landlord/tenant state laws).  The thought was for us to ensure that we covered our interests, all the while knowing that we should have an attorney proof it at the end to ensure it is enforceable with the language we opted to use. Using an attorney makes a lot of sense as well if you decide to go this route, but I wouldn't hire an attorney to create the lease for you (those are some heavy billing hours) Go to some local meet-ups where you can create a small group of people just like you, that have similar goals of creating a lease. The more minds discussing, the easier it is to talk through each section and offer insight from a different perspective.

@Jerryll Noorden. You are, indeed crazy. But awesome story you silly monkey. As long as the time/effort (along with the real $$) equals a decent ROI, then you go my man. Just remember: If you spend a ton of "time" doing activities that do not yield you the BIG returns (ie, finding more crazy awesome deals), then you could miss out on the next one. Stop slinging the hammer man :-) You are far more valuable going after deals, building relationships, and solidifying your google dominance.. MY $.02. Awesome story my friend and keep us all posted.

I am looking to bring on an intern or an assistant who wants to learn the ropes of real estate sales for residential and commercial multi family.  We will be doing close to $10,000,000 in sales for 2017, with massive upside.  I need someone who I can train to analyze properties, answer emails, work with buyers/sellers/investors, and learn the in's and outs of the business.  Too much to list here, but if you are in the Hartford area and want to hitch a ride on some explosive growth, reach out.

This 4 family home is currently listed on town records as a two family dwelling, however, its current use is 4.  THIS IS A CASH OFFERING ONLY.  Will consider Owner financing with 50% down, but will not accept financing contingency. There is a central boiler for heat and hot water with two 275 gallon oil tanks.  Roof in rear is 1 year old, roof up from less than 10. All wood has been wrapped with aluminum so maintenance is super easy with brick, vinyl, and aluminum (nothing to paint). Two units left vacant for showings now and for buyer to create value add.  One unit is a studio, and the other three are 1 bedrooms, with one of the units having the ability to reinstall a closet and create two smaller bedrooms. The property is 6.3 miles from Uconn campus and is easy to rent, manage, and maintain, with current tenants handling landscaping and snow removal.  Serious inquiries only.
