We appreciate this information. Unfortunately, BP only allowed us to use their Buy and Hold calculator once. We have not been able to use it anymore.

Hey Buddy,

One strategy you could use is Owner Finance. You have to focus and look for owners that would consider being the Banker and make a return similar to a rental.

For example, you drive a neighborhood you would invest in and find For Sale signs. Call and be upfront about making a Owner Finance offer. After you complete your analysis and the cash flow works then, you offer Cash plus Owner Finance. For example, the house is WORTH $50,000 and you offer $5,000 at closing. You then finance the remainder at 5, 10, 20 years amortization. Make sure the monthly payment is affordable to you and you cash flow from the beginning. Remember price and terms are negotiable and verify you have Open contract that allows you to refinance later.

@Jennifer Marshall, There are large slabs of both natural and synthetic stone in high end tile shops. We have used them in new construction to have the look of expensive granite at half the price. The installation Contractor and finish out is key to making it a great project.

Hurricanes seem to be coming at our U.S. Coast every year. Does anyone know if a Public Adjuster can be hired in Texas.

Loss Rental income Must be on your Declarations page.

Most have a Max amount of Loss. i.e. 5 months of rent.

Great hearing from you @Austin Petrie, just wanted to thank you for replying with strategies to better evaluate small buildings. We do factor CAP rates and NOI as part of our evaluations. One idea we have thought about is putting a whole Portfolio together with Local property management under One Business roof. The idea is to sell the portfolio after it appreciates if the numbers make sense.
