Having been in Austin since 1998, I can tell you it is like a train that just keeps rolling down the tracks. Nothing lasts forever, but we only saw a small hiccup in 2008 and we are still seeing 150+ people per day move here.  Telsa just announced an assembly plant in Austin, Amazon is building a 4M Sq Ft distribution facility, Apple is building a campus here, and mid-sized companies keep moving their HQs here from the coasts.  It's pretty difficult to find cash flow in residential, but if you have patient capital, the appreciation is fantastic and you'll get to cash flow eventually.  Lots of multifamily money is interested in Austin now too.  @Kayvon E. if any of your friends are coming to Austin and they need a great agent, I'd be happy to help!

Austin just keeps on growing!  It's hard to find cash flowing deals in town, but if you're looking for appreciation, this market is very hard to beat!  Inventory near the new Apple campus is less than two weeks, and our eastern toll-road (130) is getting a nearly 4M sq ft Amazon logistics facility to the north (Pflugerville) and a Tesla assembly plant, with all the attendant suppliers, to the south, near the airport.

Hey BP community. My parents are retired and on a fixed income. They have a small mortgage on their home that is worth about $225K. I’m looking for a creative way to provide them with some cash flow, maybe via seller financing where I would buy the home and let them live in it. But I can’t afford to let them rent-free. Any creative ideas I haven’t thought of? Thanks!

Single-family residence buy & hold investment.

Teamed up with four families to buy a lake house. We visit when it's vacant and rent it out as much as possible.

Anyone in the Cambridge, Massachusetts who could help a client buy an investment property for her daughter and son-in-law while she gets an advanced degree at MIT?  They would then sell or rent it out. Would require a referral fee - serious buyer.
