@Micki M. I also applied to www.BiggerPockets.com! I've been applying to PM/APM positions as well as Executive Assistant openings as well. I hadn't thought of homebuilders but will definitely take a look to see what I can dig up. Any recommendations on brokerages owned or ran by investors? I am a Realtor stuck in a precarious position currently and have opened up to moving along to another home.

Thanks for all of your input, I appreciate it.

Does anybody have any recommendations on real estate investment companies or well-known RE investors in the current Denver market?

I'm looking to offer my services/apply for a position in order to further my education and learn under a company who is a top producer in this market.  I already use the resources provided to me via Bigger Pockets, as well as books, webinars, podcasts, forums, etc... but I want to take it further, I want to work directly under someone.

I'm local to Denver and have done some research into the companies that are currently out there but haven't had much luck. Just wanted to know if anyone in the area had any recommendations of companies and/or small teams that might be able to help me out.

Thanks!

Hey all, I just listened to an older podcast (Not BP, it was actually Real Estate Investing Mastery) on wholesaling. Anyway, the interviewee mentioned hiring out a local Realtor to wholesale the properties using the MLS for a flat fee and I was wondering if anyone had experience with this and if so, how did it work? II'm a local Denver Realtor and would be willing to try this out for experienced wholesalers or rehab investors. Feel free to message me directly for further information or if anyone has advice on this topic. Apologies for the punctuation as in writing this via iPhone app.

Thanks for all of the input!

I've marked down March 23rd on my calendar in hopes of attending the meet up group and meeting some of you. I agree that networking is important and I've been focusing on that since I became a Realtor albeit not on the investing side of RE. The past 11 months have been spent developing a core SOI in the residential broker associate arena of RE however now that I've taken an interest in investing I'm looking to build a database focused on that.

@Anson Young Your podcasts are some of my favorites and have pushed me to pursue learning more about investing. I agree with you about craigslist and bandit signs, they both seem a bit lower quality. On competition and time management, I don't expect to find an "apprentice" or intership-like position where a ton of time is spent on teaching someone from the ground up, although I wouldn't turn that opportunity down! I think having some guidance is a better term for the situation. Someone who is local and available for coffee or lunch once or twice a month. An experienced investor whom I could bounce ideas off of or trade emails a few times a week with is more of what I'm looking for. The forums are great for that but being able to sit and have a quick bite or coffee face to face with someone is more valuable.

Taking someone on could even mean automating your business and could provide a bit more time for one to focus on the more important priorities. As far as not wanting to increase competition, I get it, nobody wants that especially with the low inventory in the current market. But if that person is willing to put in the time to learn and become educated and involve themselves either way wouldn't you want the opportunity to have them on your side? Maybe down the road as a partner or someone who could pass along a referral. Just brainstorming a bit here!

Thanks for the book recco's I've already knocked out MREI/MREA/Flip & Shift along with @Brandon Turner 's stuff and I'm still looking to find some extra time to get into J. Scott's work.

@Eli Schmidt Definitely, I'm not sure what your current schedule looks like but let's find some time to get together. Email me directly at [email protected].

@Travis Sperr Thanks! I'll definitely be looking into more resources throughout the area.

@Bill S. I've been a licensed Realtor for the last year which has provided good insight into the current Denver market. Although I'm still new and learning every day I've come a long way since last February and plan on developing my knowledge and talents in the future. I work with a medium sized "boutique" company - Dwell Denver Real Estate - currently but have no strong connections to accessible investors. Time can be a tough thing but I am available for few hours during the day most days throughout the week. I'm currently interested specifically in flipping but want to develop and experience all aspects of REI. I touched upon what I'm looking for when I say mentor in my response to Anson. The note/tax lien idea is something I just discovered and will look into more, thanks for the suggestion!

Hey Everyone,

Somewhat new to Bigger Pockets (2nd Post) here and I have a few questions about real estate mentors.

I've been interested in learning all there is to learn about investing and am a newer Realtor in the local Denver area. I have a small database that I'm currently focused on expanding and do what I can to keep up with the market but I'm interested in educating myself more on the investment side of things.

I do all I can to learn about real estate investing on my own time including listening to the podcast, scouring the forums, reading all of the recommended real estate & business books, connecting/networking with people of importance and I just found ICOR here in Denver.

That being said, I'd like to "get my hands dirty" from a reliable, experienced local investor who is successful and has the time to help out someone new.

I just thought I'd reach out to the forums to see if anyone had any recommendations or referrals on contacting potential people in the community or if anyone could point me in the right direction to finding a mentor. I see these "Real Estate Investor Apprentice, Make $120K per year" signs drawn up all throughout my neighborhood (Capitol Hill) and have written a few of the numbers down but I get the feeling that these handmade signs are too good to be true so I decided to start here at BiggerPockets first!

Oh, I've also been browsing Craigslist only to find similar posts about "Earning $10K In YOUR 1st Month!"

Thanks,

Rick

Michael Quarles Definitely 99designs.com Great quality for an affordable price. I've only used them for logos though. Any experience with their website design?

@grantp Thanks for the input! I'd love to pick your brain on this topic. I'm local to the metro area so having someone in the immediate area with experience would be greatly helpful. Let me know what you think!

Thanks everyone, these are some great ideas/comments/suggestions. I'd love to take some time and discuss them further for anyone who is interested. Being new to this and not having much direction I'm more than willing to develop these thoughts with anyone who is more interested. Shoot me a message if so! Keep the comments coming, I've already learned a ton.

Thanks for all of the responses. I'm fairly educated on the zoning & building issues in Denver county, matter of fact from what I've been told the city does not permit what would considered tiny house size. @Troy Sheets  As far as mobility goes, this is what I'm personally hoping to accomplish in my life outside of real estate, there are plenty of resources (tumbleweedtinyhouses.com) that provide information regarding the legalities of what is considered to be a "mobile" home and everything involved on that end of things. What I'm wondering about are the 400-600 sq ft homes permanently attached to the ground, not necessarily the way to get around codes, but the actual market for newly built homes of this size.

My father's thoughts were pretty much the same as any tiny home enthusiast. Consolidated, simple, easy living, saving money and being more economical than todays standard. This could be middle aged couples looking to downsize, young adults looking to be mobile and save some cash - especially around this rental market in Denver- or people who may have been in some financial issues who are finding it hard to be approved to rent or get a loan, etc...

@Tom Spaeth  Great suggestion, I'm going to do some research on Metrolist tonight!

@David Krulac Will be looking into both of those requirements as well.

@Ceril S. I've been playing around with that idea for some time. I think the issue would be finding the right place, I shared property with a mobile home park during the 3 years I lived in Boulder and the bike path runs throughout the city so that might be something worth looking into! Thanks!

Hey everyone,

New member here and as my first post I'd like to pose a question about the tiny house market. Let start of with a bit of background....

I'm a local metro Denver Realtor who has been licensed for less than a year and been with my brokerage (Dwell Denver Real Estate) since April/May 2014. Over the previous 12 months I've been educating myself on the local Denver market which has lead me to BP.

Over the last few months I've become highly interested in investing, specifically flipping but also rentals, wholesales, buy & hold etc... That being said I'm starting at ground zero with little to no money and no experience whatsoever. I've recently approached my father, who has had some experience in flipping as well as new construction, about the possibilities of partnering for my first flip here in Denver. *Sidenote: My family lives in Connecticut which is where I grew up which means accessibility is an obstacle.

We've discussed the tiny home market for some time as it is what I want to get into personally and have even attended workshops in Boulder and Colorado Springs to further quench my interest. Anyway, in discussing the possible flipping partnership with my father he mentioned an idea that I thought might be a good topic of discussion for the BP community.

In a nutshell the idea is to buy a small plot of land somewhere within Denver/Boulder/Jefferson county, build a tiny home (400-600+sq ft) and list it. He thinks that there is a market, especially within Colorado, that makes it worthwhile. I'm involved and interested in the tiny house community here, however as a local Realtor I'm skeptical about it being attractive to buyers and would rather put the time and capital into rehabbing and flipping. I do believe in finding a niche market but I'm not sure that this is the right start.

I'm also aware of the issues involved in building a tiny home in certain counties and everything that comes along with it.

Anyway, if anyone has suggestions, comments or ideas about this let me know.

Thanks!
