Hello,

I have been browsing Craigslist for potential wholesale leads and want to know how to spot other wholesalers there. What are the indicators I should be looking for? I would assume if they list the ARV then they must be an investor, correct?

Here is an example of an ad on     Craigslist. - http://newjersey.craigslist.org/reo/5199373574.htm... Are they an investor?

I just want to know what to look out for so I am not stepping on toes as well as what keywords to type in to get potential leads.

I have been told to build my "cash buyers" list before I get deals, but what do I say to the people that call me? I won't have a property to offer them and won't they get pissed and not want to work with me? 

I have also been told to build my "sellers list", but I do not want to have deals under contract and not have buyers ready. 

I am attending my first REI meeting next week and hoping to meet people there, but I would like some opinion on what I should do and how I should attack this.

I look forward to the feedback.

Hello Bigger Pockets Community,

My name is Rick and I am a newbie to wholesaling real estate and have a question.

I am trying to build my "Cash Buyers list", but what questions do I ask when prospective buyers call? I want to make sure I am building a quality list with real buyers and not just "tire kickers". I may not have a property for them now, but if one comes up and I know it will be a good fit for them I want to make sure they are the first to be called. 

If there is a previous thread on this please guide me to it, if not I am looking forward to hearing from the experienced investors on BP.

My name is Rick and I am new to BiggerPockets and also to REI. I do own a home in NJ and have for 8 years now.

I am looking for fellow REI's in the NJ/PA areas to get a better understanding of the markets and what I can expect moving forward.
